With the start of the summer season the number of tenants who rent apartments in Orion City directly from the owners or with the help of real estate agents in our complex has increased.

Unfortunately, some tenants think that they live not in a respectable residential complex but in an ordinary hotel or apartment hotel and do not consider it necessary to comply with our rules causing harm to the complex and causing concern to other residents (noise, environmental pollution, disobeying the orders of the staff on duty, violation of the rules for the use of social area, etc.). In this regard, we encourage all owners who rent their apartments to think not only about the amount of payment for accommodation but also about whether their residents will cause damage to the complex and other people.

In addition, this year due to closer monitoring of the implementation of security requirements related to coronovirus the Ministry of Health, the Ministry of Finance and the Gendarmerie reported that they will conduct the necessary inspections of residential complexes more often and more thoroughly then before.

In this regard, we draw the attention of the owners to the following questions in order to ensure that they are brought to the attention of tenants and real estate agents:

1) the owner is responsible for the behavior of the tenants and the damage caused to the complex, so the text of the lease agreement must include a clause stating that the rules of the complex must be observed during the stay and if they are violated the contract can be terminated unilaterally;

2) in cases of non-compliance with the rules of the complex by residents the administration of Orion City will inform the owners who in turn will have to take action to terminate the lease agreement early and evict the tenants from the complex within 12 hours after the warning;

3) the apartment owner has to inform the administration about the arrival of relatives, guests or tenants via e-mail orioncitysitesi@gmail.com. The letter must include: apartment number, owner name, dates of arrival and departure, names and surnames of all guests, number of guests and information whether you need to give them the keys from the office. Copies of all guests' passports must be attached to the letter. Not necessary to inform only about arrival of close relatives (spouse, parents, children).

IMPORTANT: During office hours keys can be obtained directly from the office. The same applies when guests leave the complex. The office is not responsible for keys handed over to the information service staff at the check-out.

Please, note that without such an information letter we will not be able to allow your guests to enter the complex. Information sent via messengers or delivered orally will not be taken into account. We store all your letters in our corporate mail in case of checks by the Gendarmerie and the Finance Committee.

IMPORTANT: The letter must be written by the owner of the apartment. This will help avoid cases when real estate agents rent out apartments without the owner's knowledge.

4) the lease agreement must also include a prohibition for third parties visiting the tenants for the purpose of spending the night and using the social area of the complex. Only the tenants themselves can use the facilities of the social area and spend the night in the apartment and their guests do not have the right to do so;

5) you should always keep in mind that the tenant living in your apartment may be a criminal and hiding from the police and gendarmerie, as well as that he may commit theft of property in your apartment, too. Such cases took place already in our complex 6 years ago when the tenant allegedly committed theft in 5 apartments of the complex for 10 days of residence;

6) the administration of the complex will maintain a " black list” of tenants who cause damage to the complex and owners in order to improve the security of living in Orion City. They will not be allowed to live in our complex in the future. Therefore, it is important not only to inform the administration of the complex about the arrival of their guests in advance but also to specify the names of all residents. If one of them is a tenant from the " black list” you will be immediately warned about it.

We also recommend that you understand the information from the property management about the behavior of your guests in correct way. There is a high probability that if a guest causes concern to others in the complex it can cause damage to your apartment too;

7) the administration of the complex will also maintain a "black list” of real estate rental agents and owners who:

a) do not take any action to evict tenants after information about the conflict situation from the General Manager of Orion City;

b) allow guests to continue to stay in the complex and cause damage to the complex and conflict with the staff.

The names of such agents will be announced during the annual meetings of owners to draw the attention of other apartment owners to those who can not cooperate in the future. Such agents and owners will not be allowed to rent apartments in Orion City in the future;

8) in case of serious situations involving the Gendarmerie due to the fault of the tenant (fight, assault or insult of the complex staff, theft, material damage to the social area of the complex or the environment, etc.), the owner of the apartment will also be held liable if he did not take the necessary measures after informing the administration of conflicts with the tenant.

80% of all incidents in the complex are caused by tenants. Our joint task is to prevent their occurrence again to make living in our complex comfortable, safe and calm for all residents of Orion City.

We shall send to your email the registration form which your guests must sign when they arrive at the complex. The exception is close relatives of the owner (spouses, children, parents).

IMPORTANT: Owners or tenants should also inform the property in advance of short-term visits by sending an email to the office orioncitysitesi@gmail.com or by notifying the information service staff directly. Visitors will be registered in the log at the entrance to the complex and will receive badges "Visitor Card” which they must wear while on the territory of Orion City. Only real estate agents can come to the complex without warning and bring their clients with them. But they must also be registered and all guests will receive badges. During their stay in the complex the agent and his clients must be together at all times, the agent is responsible for them and they must leave the complex at the same time.
